Texas Land For Sale What Is A Conservation Easement And How Can It Benefit My Land

If you have Texas land for sale and are not sure what a conservation easement is nor how it can benefit you and your land you are not alone. I would say most people have no idea what a conservation easement is, I know I did not and had been in the land business for years.

Who may give a conservation easement? Any landowner of record may donate a conservation easement setting forth self-imposed restrictions on the use of his or her property. If there is a lien holder on the property, the lien holder must accept and agree or subordinate to the terms of the easement. The property taxes are still due and payable by the land owner of record.

Some questions you would certainly have if you donated a conservation easement would be what rights and duties would you give up and which would you retain? The land owner only give up those rights which a specified in the conservation easement. Except for the restrictions set forth the land owner can sell or lease the land, additionally other recreational uses can be enjoyed like hunting, fishing, even mineral and timber harvest on your Texas land.

How can you know if your Texas land for sale qualifies for a conservation easement? If your Texas land is undeveloped, forested in native species or has a minimum amount of agriculture or timber use it will meet the basic requirements for conservation easement conveyance. In Texas most prairie, upland or bottomland hardwoods, mixed timber land will qualify for a conservation easement.

If I donate an easement on my land does that guarantee me an income tax deduction? The simple answer is no, not all easements will qualify for an income tax deduction. To Qualify as a charitable contribution the donation must be perpetual, it must be donated to a qualified organization (a non profit land trust) and meet one of the conservations purposes test outlined in the Internal Revenue Code. The easement donor should be aware that one a conservation easement is donated it is subject to review for years after the original donation which might be a bit unsettling for some.

Does a donated easement have to be perpetual? If you want a tax deduction for your Texas land the easement donation must be perpetual and this is probably a little worrisome to some Texas landowners as well, how will a buyer view the restriction placed on the land by the easement, will it hurt the resell value? The terms of the conservation easement should tell you along with the tax deducible nature that the land will decrease in value and this is why you get a tax deduction for the Internal Revenue Service.

If you have Texas land for sale or you think for some reason in the future you may want to put your land up for sale, I would suggest much thought and council from qualified tax accountant as well as legal advice from an experienced land lawyer before you make any step towards a conservation easement.

An eight-month old boy, Andrew, was attacked and killed by a Doberman pinscher in Brooklyn, New York. The dog was a three-year old named Mackabee, who is also neutered.

The grandmother was babysitting the boy. While she was in the kitchen she heard the boy scream and ran next door to a neighbor for help. The neighbor took the dog off the boy, rescued him and brought him to his house to try and perform CPR on the boy, while he called 911 for help.

Police said the baby’s head was in bad shape and the dog broke the boy’s skull. Andrew was sent to Kings County Medical.

The doctors tried to save his life by working on him for nearly an hour, but the boy died at 3:06 pm local time. The parents of the child were not home at the time of the incident. The dog was shot with a tranquilizer and was sent to a care center. The city Department of Health is investigating. The dog may have to be put down because of the incident.

According to the US Centers for Disease Control, the Doberman Pinscher is not frequently involved in fatal attacks on humans in comparison to several other dog breeds such as German Shepherd Dogs, Rottweilers and others.

A study performed at Edinburgh University, Scotland has shown that aspirin may do more harm to your health than good.

The research at the university in Scotland was to assess the effects of taking aspirin on a daily basis where no prior or existing medical conditions would merit its prescription. The researchers monitored 3,350 patients aged between 50–75, who were thought to be at risk of heart disease, but did not show any significant symptoms at the start of the study. Over an eight-year time period, 181 of those people taking aspirin had heart attacks or strokes.

More than 3,000 men aged 50–75 were randomly assigned to receive a daily dose of aspirin or a placebo pill and were watched over the eight year time period. There were 34 major bleeds in people taking aspirin, or 2%, in comparison to 1.2% of those who took the placebo. The Aspirin for Asymptomatic Atherosclerosis (AAA) have found that the routine use of aspirin does not prevent vascular disease or conditions and the use of it “could not be supported.”

Peter Weissberg, a professor at the British Heart Foundation, the company which was partly responsible in funding for the trials said, “we know that patients with symptoms of artery disease, such as angina, heart attack or stroke, can reduce their risk of further problems by taking a small dose of aspirin each day. The findings of this study agree with our current advice that people who do not have symptomatic or diagnosed artery or heart disease should not take aspirin, because the risks of bleeding may outweigh the benefits. Because it’s been around for a long time, people think, ‘It must be safe and it can’t do any harm’. They are taking it ‘just in case’ but it’s much more dangerous than some other drugs that people get concerned about, like statins.”

Professor Gerry Fowkes presented the research from the University of Edinburgh at the European Society of Cardiology congress in Barcelona, Spain, which was attended by more than 30,000 heart specialists.

“Our research suggests that aspirin should not be prescribed to the general population, although it does have benefits for people with established heart disease or other conditions,” stated Fowkes.

UK mounts rescue operation for Spanish trawler in distress in North Atlantic storm

This afternoon the RAF launched an operation to rescue nineteen sailors from a Spanish trawler in difficulties in a North Atlantic storm.

Radio contact with the FV Cibeles was lost yesterday evening at 2030 UTC when the crew reported to the ship’s owners that they were in trouble. Last night, UK Coastguard picked up a satellite emergency beacon signal as winds reached speeds of over 70 mph.

This morning a RAF Nimrod maritime patrol aircraft located the ship adrift 180 miles off the Scottish Western Isles. A nearby tanker, the Aegean Spirit, diverted with the intention of taking the trawler in tow and arrived at 1500 UTC.

However, the tanker was unable to take the trawler on tow, and with no other vessels capable of towing the ship nearby, the Coastguard Rescue Seeking helicopter “Mike Uniform” was launched from Stornoway to extract the crew. The tanker remained on scene to offer some protection from the weather, currently reported as gale force winds and rough seas.

Ford Motor Company said on Tuesday that its sales in the United States rose 43% in February compared to the same period last year, as the automaker outsold rivals Toyota and General Motors.

Ford said that total sales improved to 142,285 units, compared to 141,951 units sold by GM. Additionally, Ford said that its share of the total US car market rose to 17%, up from 14% a year ago. The increase was better than analysts had predicted, and Ford’s stock rose to a five-year high in morning trading, before declining later in the day. Ford’s sales were significantly influenced by a 74% increase in fleet sales to businesses. Rental car agencies alone accounted for around 30,000 units sold. Sales to retail consumers increased only 28%.

The increases were led by sales of two sedans, the Fusion and Taurus, which rose 166.5 and 93.3% respectively, although sales of other models such as SUVs and pickup trucks also increased. Both models were significantly redesigned last year, and analysts said that improved quality from such cars were driving the increases.

Other companies also reported February sales today, nearly all reporting sales gains as well, although none as large as those of Ford. Toyota was the sole exception to the sales gains, as their sales declined 8.7%, as the company was faced with a global recall during the month that led to a temporary stoppage of production for some models.

“The strength of our new products … are resonating with customers,” said Ken Czubay, Ford’s vice president of sales and marketing. However, he believed that traditional Toyota customers were not buying rival autos, but rather awaiting the results from the recalls.

With the U.S. presidential election looming, former New Mexico governor and current Libertarian Party presidential nominee Gary Johnson spoke with Wikinews reporter William S. Saturn on an assortment of economic, foreign, and social issues. In the interview, Johnson makes his final plea to voters before they cast their ballots on Election Day, November 6.

Though a member of the Libertarian Party in the early 1990s, Johnson was elected and re-elected governor of New Mexico in 1994 and 1998 as a Republican. During his governorship, he vetoed over 750 bills, more than all other then-governors combined, and left the state with a $1 billion budget surplus. He briefly ran for president as a Republican in 2011 before rejoining the Libertarian Party to seek its 2012 presidential nomination.

After winning the nomination this past May, Johnson has campaigned throughout the nation espousing the Fair Tax, spending cuts across the board, a repeal of Obamacare, an audit of the Federal Reserve, a non-interventionist foreign policy, an end to the Drug War, and legalization of same-sex marriage. He and his running mate, Judge Jim Gray of California, have attained ballot access in all U.S. states except Michigan, where he is a write-in candidate, and Oklahoma. Nationally, he has received four percent registered-voter support in the past two CNN/Opinion Research Polls that included him with President Barack Obama, Republican presidential nominee Mitt Romney and Green Party nominee Jill Stein. It is the campaign’s goal to reach five percent on Election Day, which will enable the party to receive ballot access and federal funding on par with the two major parties.

With Wikinews, Johnson discusses the federal budget, education, entitlements, the Syrian uprising, Mexican Drug War, same-sex marriage, the Libertarian Party, and his political future.

Wikinews accredited reporter William S. Saturn reached out to Unity Party of America presidential nominee Bill Hammons of Colorado to discuss Hammons’s 2020 campaign for President of the United States.

Hammons, a former Newsweek manager and owner of the website “Bill’s List”, founded the Unity Party in 2004 with supporters of General Wesley Clark’s unsuccessful campaign for the Democratic Party’s presidential nomination. The party, which describes itself as centrist, advocates in its constitution for, among other things, a balanced budget amendment, elimination of the federal income tax, tax deduction for health care costs, a global minimum wage for fair trade, term limits for Congress and judges, lowering the voting age, DC statehood, and expanded space exploration.

Hammons has grown the party with various campaigns for public office.  He ran for US Congress in 2008 and 2010, US Senate in 2014 and 2016, and for Governor of Colorado in 2018.  Last year, Hammons embarked on a presidential campaign and became the Unity Party’s first presidential nominee. Engineer Eric Bodenstab, the party’s 2018 nominee for Lieutenant Governor of Colorado was picked to be his running mate. Bodenstab spoke to Wikinews last August. The Hammons-Bodenstab ticket has qualified for ballot access in Colorado, Louisiana, and New Jersey.

With Wikinews, Hammons discusses his background, campaign, the COVID-19 pandemic, the U.S. Supreme Court, and Black Lives Matter, among other issues.
